What We Cover

Leaks and burst pipes, fixture replacement, taps, toilets and sinks, shut-off valves that have seized, pressure problems, water hammer, and full or partial repipes where the existing supply has reached the end. On properties outside the village systems we also work on the well side: pressure tanks, pressure switches, foot valves and the treatment equipment that sits between the well and the house.

The repipe conversation comes up often enough to be worth explaining. Galvanized steel supply pipe was standard for decades and it fails from the inside out, scaling until the bore narrows and the pressure at the far fixture drops off. Poly-B, used widely through the eighties and nineties, fails differently and less predictably. Neither is an emergency until it is. If your pressure has been slowly getting worse for years rather than suddenly, that is usually what you are looking at, and it is a planned job rather than a panic.

Emergencies

A burst supply line, a failed water heater, a blocked main drain or no water at all are the calls we take at any hour, and the first thing worth knowing is where your main shut-off is before you need it. Most people find out during the emergency. If you are not sure, ask us to show you on the next visit and label it. It takes a minute and it is the difference between a wet floor and a wet house.

Water Quality, Wells and What It Does to Pipework

Water through the Thompson and Shuswap carries a real mineral load, and away from the village and city systems a large share of properties are on their own wells where nobody is treating it centrally. That shows up in the plumbing before it shows up anywhere else: scale narrowing the supply, aerators and shower heads blocking, fixture cartridges wearing out early, and water heaters failing years before they should.

Iron and manganese are the other common ones on well water here, and they stain fixtures and laundry in a way people usually blame on the fixtures. None of this is exotic and none of it needs a dramatic solution, but it does need the right one, which starts with knowing what is actually in the water rather than guessing from the symptoms.

Where We Work

Chase

The village is where we are based and where we know the pipework best. A good share of the roughly 1,250 dwellings here went in through the seventies and eighties, which is exactly the era for galvanized supply on its way out and early ABS drainage. The properties immediately outside the village boundary are a different job again, on wells and septic, where the plumbing does not stop at the house.

Kamloops

Forty minutes west. Kamloops water is hard enough to be the main thing shortening the life of fixtures and water heaters across the city, and in the older North Kamloops and Brocklehurst housing there is still galvanized supply in service. A pressure complaint in one of those houses is usually the pipe rather than the fixture, and that is worth establishing before anyone starts replacing taps.

Salmon Arm

Thirty-five minutes east, and the widest spread of building age we deal with. Older properties near the lake bring the same supply and drainage questions as Chase. The newer subdivisions are generally sound pipework where the work is fixtures, additions and the occasional manufacturing fault, which is a very different service call.

The Shuswap

Sorrento, Blind Bay, Scotch Creek, Sicamous and the lake communities. The defining issue here is properties that sit empty through winter. A system that is drained down properly is fine. A system that was half drained, or drained by someone who did not know where the low points were, is where we find split pipe in the spring. The other recurring one is the pressure tank and pump on a well that has been idle for months and does not come back cleanly. Both are far cheaper to prevent in October than to fix in April.

What Moves the Price

Access, first and most. A leak in an open basement is a different job from the same leak under a slab or in a crawlspace you have to get into on your back. Then whether the fix is a repair or a section replacement, and whether what is being connected to is still in a condition worth connecting to. Then materials, and whether the work needs to be done live or the property can be shut down. We will tell you which of those you are looking at before we start rather than after.
